ZONING BOARD OF ADJUSTMENT

July 23, 2019

 

CALL TO ORDER

Chairman Pinkerton called the meeting to order at 5:30PM.

 

ROLL CALL

 

PRESENT MEMBERS: Anderson, Ora, Pinkerton, Watkins, Smith, Hardin

PRESENT ALTERNATE: None

PRESENT COUNCIL LIAISON: Hilliard

 

ABSENT MEMBER: Karar, Cotton ABSENT ALTERNATE: Sanders ABSENT COUNCIL LIAISON: None

 

ADMINISTRATIVE STAFF PRESENT

Glenna Batchelor, Director of Planning and Development Erik Smith, Assistant Director/Planning Project Manager

 

ABSENCE

Mr. Smith, seconded by Mrs. Hilliard, approved absences of Mr. Karar, Mr. Cotton and Mr. Sanders. Motion passed 6-0-0.

 

ELECT SECRETARY TO BOARD OF ADJUSTMENTS

Mr. Pinkerton, seconded by Mr. Smith, voted to elect Mrs. Hardin as the Secretary of the Zoning Board of Adjustments. Motion passed 6-0-0.

 

APPROVAL OF MINUTES

Mr. Watkins, seconded by Mr. Smith, made the motion for approval of the June 25, 2019 meeting minutes as written. Motion passed 6-0-0.

CHAIRMAN PINKERTON OPENED THE ZONING BOARD OF ADJUSTMENTS

 

ZBA-013-19

Application of Tuan Dao for a Special Exception for a front yard carport in accordance with Zoning Ordinance O-2002-032-15, Section 35. H, on Lot 1, Block 10 of the Oakridge Subdivision, locally known as 2100 Glenhaven Drive.

Staff presented the items.

The legal notice regarding the public hearing was published in the July 5, 2019 Fort Worth Star Telegram.

Written notice of the variance request was mailed to thirty-one property owners within 200' of the site on July 11, 2019. Staff received two (2) in favor or without objection, none (0) opposed, and none (0) returned to sender.

Chairman Pinkerton opened the meeting for questions of City Staff.

No questions for Staff.

Chairman Pinkerton asked the applicant to make a presentation.

Mr. Tuan Doa, 2100 Glenhaven, said this was to protect their vehicles at night. Mr. Doa is a police officer and there are times he gets called out late at night and would like protection to his vehicle from the elements.

Chairman Pinkerton opened the meeting to questions for the applicant.

Mr. Smith, seconded by Mr. Watkins, motioned to approve the application of Tuan Dao for a Special Exception for a front yard carport in accordance with Zoning Ordinance O- 2002-032-15, Section 35. H, on Lot 1, Block 10 of the Oakridge Subdivision, locally known as 2100 Glenhaven Drive.

Application of Rick Murphey to reduce the minimum side yard requirements in accordance with Zoning Ordinance O-2002-032-15, Section 12. C. Area requirements in the “SF-2” single-family residential district located on lot 21, Block 1 of the Oakview Addition Subdivision, locally known as 1316 Betty Lane.

 

Staff presented the items.

The legal notice regarding the public hearing was published in the July 5, 2019 Fort Worth Star Telegram.

Written notice of the variance request was mailed to forty-two (42) property owners within 200' of the site on July 11, 2019. Staff received none (0) in favor or without objection, none (0) opposed, and none (0) returned to sender.

Chairman Pinkerton opened the meeting for questions of City Staff.

No questions.

Chairman Pinkerton asked the applicant to make a presentation.

Rick Murphey said he would like to build with the reduced setback lines to avoid building a very narrow home. He has other homes on Betty he built with similar setbacks.

Mr. Smith, seconded by Mrs. Ora, made a motion to approve the Application of Rick Murphey to reduce the minimum side yard requirements in accordance with Zoning Ordinance O-2002-032-15, Section 12. C. Area requirements in the “SF-2” single-family residential district located on lot 21, Block 1 of the Oakview Addition Subdivision, locally known as 1316 Betty Lane.

Ms. Batchelor advised there would be a meeting August 13.
