ZONING BOARD OF ADJUSTMENT

CALL TO ORDER

Chairman Pinkerton called the meeting to order at 5:30PM.

ROLL CALL

PRESENT MEMBERS: Anderson, Cotton, Elliott-Roach, Karar, Pinkerton, Springfield

PRESENT ALTERNATE: Sanders

PRESENT COUNCIL LIAISON: Watkins

CHAIRMAN PINKERTON OPENED THE ZONING BOARD OF ADJUSTMENT ABSENCE

Mr. Springfield, seconded by Mr. Sanders, approved absences of Mrs. Hardin and Mr. Smith. Motion passed 7-0-0.

APPROVAL OF MINUTES

Mr. Springfield, seconded by Mr. Pinkerton, made the motion for approval of the January 8, 2019 meeting minutes as written. Motion passed 7-0-0.

MEETING FORMAT

Chairman Pinkerton went over the meeting format.

SWEARING IN OF ALL PARTICIPANTS THAT WILL GIVE TESTIMONY

ZBA-040-18 Application of Ernest Hedgcoth for a variance to Zoning Ordinance O- 2002-032-15, Section 33. F. 2. b. & f. regarding the maximum height of the fence and materials allowed on Lot 2, Yance Christensen Addition and Lot 1, G.L. Porter Addition and Lot 2R 1, Block 1 of the Theo Christensen Addition, locally known as 2301, 2305 and 2225 Ola Lane.

Staff advised that request was withdrawn by applicant via email on January 21, 2019.

ZBA-041-18 Application of Nancy Montante for a variance to Zoning Ordinance O- 2002-032-15, Section 12. C. Side Yard Requirements and Minimum Front Yard and Section 29. B. 3. regarding separation requirements on Lot 6, Block 9 of the Oak Knoll Addition, locally known as 1913 Oakwood Street.

ZBA-044-18 Application of Nancy Montante for a special exception for a front yard carport in accordance with Zoning Ordinance O-2002-032-15, Section 35. H., on Lot 6, Block 9 of the Oak Knoll Addition, locally known as 1913 Oakwood Street.

Staff presented the items.

The legal notice regarding the public hearing was published in the January 5, 2019 Fort Worth Star Telegram.

Written notice of the variance request was mailed to nineteen (19) property owners within 200' of the site on January 10, 2019. Staff received four (4) in favor or without objection, none (0) opposed, and none (0) returned to sender.

Chairman Pinkerton opened the meeting for questions of City Staff. Chairman Pinkerton asked the applicant to make a presentation.

James Pliska, consultant for the applicant, told the Board all the new construction will be

up to code. Mr. Pliska said they will be using the same siding that is there. Ernie Hedgecoth will stamp the survey. The purpose of this is to add a bedroom and bathroom.

Julio Alvarez, son of applicant 1913 Oakwood, said they have a close knit and growing family. There is a new nephew and this bedroom will be for him. He said he doesn’t want to move out just yet either. He told the Board this addition would greatly improve the family’s quality of life.

ZBA-042-19 Application of Jose Vargas for a variance to Zoning Ordinance O-2002- 032-15, Section 12. C. Side Yard Requirements on Lot 29, Block 37 of the Meadow Oaks Addition – Haltom, locally known as 3129 Melbourne Avenue.

Staff presented the items.

The legal notice regarding the public hearing was published in the January 5, 2019 Fort Worth Star Telegram.

Written notice of the variance request was mailed to forty-two (42) property owners within 200' of the site on January 10, 2019. Staff received none (0) in favor or without objection, none (0) opposed, and none (0) returned to sender.

Chairman Pinkerton opened the meeting for questions of City Staff. Chairman Pinkerton asked the applicant to make a presentation.

Ricardo Nava, consultant to the applicant, said they are wanting to add an extension to

the back of the house because they have a growing family and need the space. The applicant said they have no issue meeting the other codes.

ZBA-043-18 Application of Cao Nguyen for a special exception for a front yard carport in accordance with Zoning Ordinance O-2002-032-15, Section 35. H., on Lot 23, Block 6 of the Browning Park Subdivision, locally known as 5632 Macrae Street.

Staff presented the items.

The legal notice regarding the public hearing was published in the January 5, 2019 Fort Worth Star Telegram.

Written notice of the variance request was mailed to thirty-two (32) property owners within 200' of the site on January 10, 2019. Staff received two (2) in favor or without objection, none (0) opposed, and none (0) returned to sender.

Chairman Pinkerton opened the meeting for questions of City Staff. Chairman Pinkerton asked the applicant to make a presentation.

Tom Lan, for Cao Nguyen at 5632 Macrae, said they needed the extra space for their vehicles. Mr. Lan said they purchased the residence three (3) months ago and did not realize they needed to get this permitted. He said they will get the plans engineer stamped if this is approved.
